This is where young people choose to live and they're ready to pay for quick access to the best hangout spots. It's also where Australians prefer to come — the largest tourist group in Bali. Canggu also has the highest traffic, perpetual traffic jams – which also speaks to the popularity and dense population of the area.
Even now it's hard to find free housing, especially month-to-month options. There are almost always full bookings in the area and most of the units are daily rented — which is very profitable for owners of such housing. In addition, there are very few available spots for new construction, which increases the cost of ready-made units.
How do you register a property in Bali? Is it true that I will not own the land where my villa stands?
In Indonesia, there is a law that prohibits selling the land to foreign nationals. Also, the law says that whatever is on the land belongs to the owner of the land. Therefore, when building our properties we lease or sublease the land for up to 26 years in the first iteration, and then for another 15-20 years.

We usually lease the land for facilities for 26 years:

Do you extend the land lease after the initial agreement expires?
We give you a mandatory guarantee for one more land lease agreement extension at the end of the term. This means that the owner of the land gives us a documented promise, a contract, that he will extend the lease for the next term. Usually this is 15-25 years more, depending on the terms of the landlord.
The cost of the extension agreement will be calculated at the moment of next payment due to the market price, not including the cost of the property. This price will be determined by three independent experts
What is the % of profitability? What will I get profit from?
The profitability of objects under Alex Villas management is up to 32-33% — due to rental income and capitalisation, that is to say the object price growth over time.
The moment the construction is done, its value increases by 30%. Also the land cost increases by 15-20% annually. If you want to sell the ready-made object, you can also increase its price, as you sell not just a villa or apartment, but a working rental business. All this will bring you +50-70% of the original cost of investment in the first 3-5 years of ownership.

What taxes do I have to pay in Bali?
You need to pay 10% of the proceeds for renting out the unit, as well as a small tax on the land, which is about $15 per year.

The services of the management company make up about 20% of the profit. We also deduct expenses for utilities and service salaries, and pay taxes. We always work on minimizing these costs so that the investor gets as much as possible.
